Auburn NH and a Blue Heron

A pretty Blue Heron found in Auburn NH

While driving along road in Auburn NH we stumbled upon this majestic Blue Heron. The day was cloudy with rain  falling softly but there sat a Blue Heron, I think he was just waiting for us to come along and take his picture.

Southern NH living is full of cool surprises!

He was gorgeous! Living in New Hampshire is special and this was just one of those special New Hampshire moments.

Why Atkinson NH should be my next home

townhall atkAtkinson New Hampshire is a very popular Southern New Hampshire town.

I love driving through Atkinson along Rte 121, especially during the fall,  the road is embraced by trees and when the colors change…Wow is it ever pretty!  Atkinson is a just a pretty little New England town with a lot of character.

Atkinson’s location makes it very desirable for commuters.   Boston is an hour away, Maine 45 minutes northeast, 35 minutes east you’ll find fine ocean beaches or travel an hour or two north you’ll be in NH ski country.   Plus just a few minutes away is the town of  Plaistow,  which offers  many fine dining options and shopping.

Atkinson is located in Rockingham County and the community was originally named after Col. Theodore Atkinson, a landowner whose farm once covered a good portion of the town.  Atkinson contains 11.2 square miles of land area and 0.2 square miles of inland water area known as Big Island Pond.  The population, at the time of the 2007 census, was 6,572

atkinson-winterAtkinson has some very nice  conservation trails and shares part of Big Island Pond a popular 500+/-acre lake with the towns of Hampstead and Derry NH.

Atkinson is also home to a little gem known as The Atkinson Resort & Country Club and a challenging 18 hole championship Golf Course all nestled in the charming countryside. In the wintertime residents use the golf course for cross county skiing.

Atkinson historically has had a strong re-sale value mainly due to its great location.

Pretty well everything is within easy reach including local town politics, which sad to say has amused many people.

There is an active and some say very negative blog that covers town politics called The Atkinson reporter.  I am a avid reader of The Atkinson Reporter and while that blog  can give you an insiders (some say slanted)  perspective on the local behind the scenes activity, I say please don’t let it taint you.  Atkinson from a real estate perspective has a lot of offer and it’s residents, many of which are proud to call Atkinson home, have a lot of community spirit.  One thing is for sure, if you get involved in town politics…you’ll never be bored.

There are currently 63 homes and condominiums on the market in Atkinson ranging in price from $186,000 to 1.4 million.

A look at the last 15 months of Atkinson real estate activity and the Atkinson absorption rate as of Dec 2008 will give you an idea what the real estate market is doing.  Please search our New Hampshire real estate blog for many articles related to the town of Atkinson.

If I didn’t live in Hampstead I would definitely love living in Atkinson … so if you’re considering a move to Atkinson give me a call I’d love to help you out.

NH Waterfront…an abundance of choices

Southern New Hampshire is lucky to be home to many lovely lakes and ponds and since Jay and I love to kayak it’s the perfect spot for us to live. We’ve enjoyed kayaking on many of our lakes. Some are private so you would need to know someone who lives on the water or in some cases just lives in that town. Like Hampstead’s popular Sunset Lake is open to all residents, so no need to live on the water to have access to it.

There are many fantastic NH waterfront homes for sale in all price ranges all over Southern NH. If you’re interested in purchasing a New Hampshire waterfront home or just looking to a find a lake or pond to enjoy for a day or two you come to the right place.

Buying a NH waterfront home can be exciting and working with a buyer agent who understands the lakes and towns will help you narrow down the selection to that prefect lake or pond that will meet all your needs. I’ve listed a few of our local ponds and lakes but there are many more options for NH waterfront lovers.

If you’re into fishing and flat water boating…like kayaking New Hampshire’s Fish and Game department has a pretty complete list of public access ponds for fishing but of course boating counts as well. Need information about depths of these ponds check out the Depth maps.

Some of our local ponds are listed below. There are many more we’ve been out on and love dearly.

Angle Pond located in Sandown NH…There is no public access, you would need permission to launch a boat from the Angle Pond Camp ground. This campground offer season camping sites as well some limited transit sites.

Beaver Lake located in Derry NH
Public access is located on route 102, Beaver lake is good sized at about 134 acres. No personal watercraft allowed.

Big Island Pond aka Island Pond and is located in Atkinson , Hampstead and Derry NH
This is a very popular private pond with day access for fishing only, a permit and key is required and can be purchased at Don’s Market in Hampstead. 500 acres makes a delightful kayaking pond…if you’re lucky enough to know someone who lives on the pond. If you’re into camping there is a Campground again mainly seasonal sites but they have a few transit sites and this is also a waterfront campground.

Lake Massabesic located in Auburn NH
Public access Rte 121 and Rte 28, no swimming allowed as this is the drinking water supply for the city of Manchester NH but for boating…fishing and kayaking this is absolutely awesome… 2900 acres makes for a full day of exploring.

Powwow Pond Located in Kingston and East Kingston NH and is 246 acres, great for fishing…many fisherman I know call this a paradise for them and boating. Pow Wow is a weedy pond so swimming might be limited.

Great Pond Kingston NH is a very popular 204 acre lake with State park access and boat launching.

Country Pond Kingston and Newton NH 306 acres . Very limited access…we’ve never been out on this lake.

Sunset lake aka Washpond Hampstead NH 151 acres pond with access for Hampstead residents only. Jay and I can kayak this lake in about an hour.

Pawtuckaway State Park Located in Nottingham NH…This is an awesome state park with an awesome campground. We love kayaking here…fishing and boating is very popular. Public access and 800 acres of lake plus boat launches make this very desirable…get here early!
