The following is a snapshot of April 2011 vs April 2012 real estate single family home sales in Rockingham County, NH. This does not include Condos.

There were 2007 homes for sale in April of 2011 and in April of 2012 there were 1820 which is a decrease of 9.3%.

New homes to enter the market were 594 in April of 2011 and in April of 2012 there were 563. That is a decrease of new home entering the market of 5.2%.

There were 276 pending sales in April of 2011 and 366 pending sales in April of 2012 which is an increase of 32.6%. A very promising statistic.

Homes sold in April of 2011 totaled 177 and in April of 2012 there were 228 homes sold which is an increase of 28.8%. That pretty much coincides with our previous Rockingham County Market reports of increase home sale activities.

We just may have hit the bottom.

Let’s compare March 2012 vs April 2012. There were 1690 homes for sale in March 2012 and in April there were 1820 which is an increase of 7.7%. Pending sales were also up 15.6% there were 316 pending sales in March of 2012 and 366 in April of 2012. This is our spring market starting to heat up. Sold were also up 13.4 % as homes sold in March totaled 201 and in April there were 228. All in all it looks like real estate is trending upwards. Time will tell of course because interest rates are still great and prices are still low.

The average listing price in April of 2011 was $409,000 and in April of 2012 it was $406,000 which is a decrease of .7%. The average sold prices in April of 2011 was $280,000 and in April of 2012 it was $267,000 which is a decrease of 4.64%.

By now you’ve heard the news…. NH Home sales Are On The Rise!  In fact, January 2012 has had the most sales since 2007 and that sounds pretty good to me.   Rockingham County which includes the Seacoast Area had a huge 36% increase in units sold and saw a 2.5% gain in Median Sales price.  All this really looks good but ONE Month does not make a trend.  Currently there are 1836 Active Listings in Rockingham County and I can’t stress it enough…if you’re on the fence about buying a home you better jump off fast.  Need help finding that dream home or exploring your home ownership options … please give us a call at 603-944-9172!  Don’t risk looking back and thinking you missed your opportunity!

New Hampshire January home sales highest since 2007

January residential unit sales in New Hampshire were ahead of the prior January for the third consecutive
year, as 656 single family homes were sold in the Granite State last month.

According to MLS data released this week by the New Hampshire Association of Realtors (NHAR), that
number represented a 20 percent increase over the 549 homes sold in January 2011.

The median price of those homes, meanwhile, continued to lag slightly behind, having dropped 4 percent,
from $207,000 in January 2011 to $198,500 in January 2012.

“Although it’s human nature to look for that one defining month that signals to everyone that the recovery
in the housing market is afoot, that’s just not the nature of this economy,” said NHAR President John Rice,
a 40-year veteran of the real estate industry and an agent with Tate & Foss Sotheby’s International in
Portsmouth. “As we continue to hear from economists, we’re probably in the early stages of a slow
upward climb.”

Rice said he was encouraged by the fact that the 656 January sales were the most since 2007, but he pointed
out that this mild winter, particularly compared to last year’s frigid and snow-caked January, has likely played
a role in the uptick.

“We’re happy to report positive news in terms of the market, but we also need to be clear about the
context,” Rice said, “and right now the context is that we’ve had positive conditions compared to last year.”

The drop in median price continues to be influenced by the foreclosure market. The New Hampshire Housing
Finance Authority reported 368 foreclosure deeds recorded in December 2011, the highest December
number since NHHFA began its reporting in 2005.

In terms of local markets, eight of the state’s 10 counties saw unit sales increases in January compared to a
year ago, including a 108 percent jump in Sullivan County, 45 percent in Belknap County and 36 percent in
both Cheshire and Rockingham counties. The state’s largest county, Hillsborough, witnessed a 14 percent
sales increase.

Median price, meanwhile, saw increases in four of 10 counties, the largest of those being 22 percent in Coos
County.

With inventory still relatively high, interest rates low and prices competitive, Rice said he would not be
surprised to see an excellent spring in terms of sales.

 

“No predictions, but the market is certainly ripe for a continued increase in activity,” he said. “Those looking
to buy a home have excellent opportunities right now.”

Winter in NHRockingham County New Hampshire Home Sales for 2010 vs 2011.

We are now a few days into 2012 and hopefully all the real estate offices have posted their sold data for this year end report. We are looking at residential homes sold from the year 2010 versus the year 2011. As I write this I am predicting that the number of sales will be up and the sold prices will be down. Days it took the homes to sell will be longer compared to 2010.

It looks like I was right on the number of homes sold. Looks like home sales in Rockingham County were up 5% compared to 2010. Prices were down approximately 4.5%. I wonder with prices being down like they are that if this is a direct correlation with the sales increase during the year. It makes sense as the sales were up in the 3rd quarter as the chart below will show you.

Sales increased in the third quarter over 2010′s third quarter by 4.3%. Prices dropped 14.1% compared to the third quarter in 2010.  Average days on market were steady and we feel 2012 will be even better but prices may still decline and interest rates will hopefully stay low.

Rockingham County~Market report April 08 to April 09

Inventory is down, which is a good thing to say, closings are also down (not so good) but  pendings are up. Typically it takes 6-8 weeks to close on a home once it goes under agreement.  Last month’s Rockingham County report showed an increase in both solds and pendings and we should see those homes close and be reflected in next months report. This chart compares April 2008 to April 2009.

Rockingham County Market Report * Good News*

Finally we have some solid good news to report! Rockingham County market report shows an increase in pending sales and solds while a decrease in active listings!

Looking back at this past year, not that I really want to spend much time reliving this bleak year, but to put this market in perspective it helps to look back!

Take a look at the numbers…they tell the story! This is all of Rockingham County and while the change in numbers may seem small, they really aren’t.

REALTORS are reporting an increase in business pretty well all over the state. While any increase is better than what we had been experiencing, it is very encouraging to hear the good news on the streets. Our Prudential Verani Londonderry office reported 33 pending sales in one week alone. That is excellent news and many agents feel we’re pretty well at the bottom of the market.  Inventory levels are dropping and this is the best time to sell and buy real estate!
