Rockingham County Market Report * Good News*

Finally we have some solid good news to report! Rockingham County market report shows an increase in pending sales and solds while a decrease in active listings!

Looking back at this past year, not that I really want to spend much time reliving this bleak year, but to put this market in perspective it helps to look back!

Take a look at the numbers…they tell the story! This is all of Rockingham County and while the change in numbers may seem small, they really aren’t.

REALTORS are reporting an increase in business pretty well all over the state. While any increase is better than what we had been experiencing, it is very encouraging to hear the good news on the streets. Our Prudential Verani Londonderry office reported 33 pending sales in one week alone. That is excellent news and many agents feel we’re pretty well at the bottom of the market.  Inventory levels are dropping and this is the best time to sell and buy real estate!

Prudential Verani RealtyLooking at the numbers below we are still experiencing a decrease in buyer online activity. What is good is our listings are getting more showings on them than last year and that tells me we are still seeing activity even during the Holiday season.  Monika and I have been a lot busier this time of year than we were during this same time frame last year.

What’s interesting is page views per visit is extremely close to the last three years. Also, absolute unique visitors are down and a unique visitor is actually a computer’s IP address that has not accessed our system before. In other words one person can access our website and be counted twice because he accessed our site on two different computers. He would be counted once if he accessed our site from the same computer more than once.

Prudential Verani’s Web Advertising Stats for Sept. 2007 vs 2008

Our internet web stats for the month of September 2007 vs September of 2008 is a clear indication that the housing slowdown is real. Interestingly, while looking at the broker showings on our listings it shows me that showing are way up compared to the same time frame last year. Also, our Featured Home page on the front page of our site is featuring our listings at a much higher rate than this time last year.

Unique visitors are down a little but having over 20,000 unique visitors is not bad. A unique visitor is a visitor whose computer IP address has not been on our site.

Ever feel this way…feel like pulling your hair out or just screaming in frustration?

Choosing the wrong REALTOR… one who has no Internet marketing plan or Internet presence in this day and age can be devastating! It can make a difference in whether or not you sell your home!
Before you list your home, Google your REALTOR‘SJay and Monika McGillicuddy name.
Can you find them on the net? Do you know that depending on what survey you believe that 85 to 95% of today’s home buyers search on the Internet. That is a huge number.
If you can’t find your agent on the net…how will your potential buyers?

Don’t hire an agent that thinks marketing your home is simply putting a sign in the ground, a lock box on the door and uploading the listing to MLS.
A good REALTOR is so much more than an extension of a Lock Box. Read more
