A cruise along the Piscataqua River

Last Monday night Jay and I along with about 230 other real estate professionals went on a boat cruise along the Piscataqua River. The boat ride was sponsored by the Seacoast Board REALTORS and was a very popular highlight of the 5oth annual New Hampshire Association of REALTORS convention.

The convention was held in Portsmouth and was jam-packed with educational opportunities as well as networking, the installation of new officers and the crowning event… naming the New Hampshire Association of REALTORS- REALTOR of the Year.

We had a blast! Congratulations to Nancy Philbrick for being named REALTOR of the YEAR and to John Rice and his leadership team!

After a mixed bag of NH real estate activity in 2010 I think we’re all ready for a much improved NH real estate market in 2011.  We certainly started 2010 on a high note and after a few months of gains the market hit the wall and started sliding down. Although we certainly expected the slow down in sales due to a direct reflection of the Tax Credit expiration, I know we all hoped it wouldn’t be as dramatic as it was!

Indicators: more robust home sales for spring and summer 2011

The 2010 Census has made it official: New Hampshire had 1,316,470 year-round residents on April 1, 2010. That’s about 80,700 more than on that same date in 2000, a 6.5 percent increase. While that rate of growth was below the national rate of 9.7 percent, it was by far the highest rate among the nine states in the Northeast region.

Maine’s growth rate since 2000, for example, was only 4.2 percent. Despite that slower growth, the Census still found almost 12,000 more people in Maine compared to the Granite state. Our other neighbor, Vermont, edged up just 2.8 percent from 2000 to 2010. New Hampshire’s population growth rate is slowing, however. During the 1990s, its residents increased 11.4 percent and the state gained 126,500 new residents.

Measuring by the Philadelphia Federal Reserve Bank’s index of economic activity, New Hampshire is recovering from this recession better than any other state.

Both Maine and New Hampshire retained their two seats in Congress, but Massachusetts, where growth was only 3.1 percent over the past decade, lost one representative out of its 10. Any state that grows much more slowly than the national average over a long period is in danger of losing representation.

More detailed information from the Census will be coming out this spring and early in the summer, and it will be reported here. But while the Census Bureau is busy processing its data, indicators from other sources suggest that New Hampshire REALTORS can look forward to much improved conditions for home sales.

Perhaps the best indicator is the Philadelphia Federal Reserve Bank’s index of economic activity, by which a high and rising index indicates an improving economy. By this measure, New Hampshire is recovering from this recession better than any other state.  Its index is 189, which is at a two-year high and is now the highest index among the 50 states. By comparison, the average for the other New England states is only 150, which is also the national average.

One other important indicator is our unemployment rate, which was 5.4 percent in November. That was the fourth lowest rate in the nation but is probably below 5 percent by now. Our state is clearly moving toward a period of economic growth that can only be good news for our housing market.

End of the year data from NNEREN shows that about 850 homes were sold in December 2010, a 2 percent increase over the previous December. The median selling price was $214,900, which was 4 percent higher than December 2009.

For the year 2010, the median home selling price was $215,000, which was 1 percent higher than the 2009 median of $212,000. That’s the first annual increase in several years, and when combined with positive indicators discussed above, suggests that home prices have stabilized and are likely to continue on an upward trend this year.

There were 10,525 home sold in 2010, which was 3 percent below the 10,810 sold in 2009. But four counties showed a year-over-year increase in home sales: Grafton up 7 percent, Belknap up 5 percent, Rockingham up 1 percent, and Carroll up 1 percent. One possible reason: Those are the four counties with the highest concentration of second homes.

Millions of Baby Boomers are approaching their retirement years, and quite a few of them have enough assets to afford a second home, which they might want as one of their retirement homes. The Wall Street Journal reported in its January 10, 2011 issue that despite lackluster home sales nationwide, “Sales in many vacation communities across the U.S. soared last year to levels not seen since boom times …”

That story reminds us once again that the demand for housing in New Hampshire is not just driven by employed individuals or families looking for a home to buy. There are also buyers who are just looking for a second home, a retirement home or both, and they are a significant factor in our state. There are over 60,000 homes in New Hampshire that the Census Bureau classifies as “…for seasonal, recreational or occasional use” – that’s more than 10 percent of all 600,000 dwelling units in the state.

In addition to 10,525 residential units sold statewide in 2010, there were also 2,635 condominiums sold at a median price of $165,000. That median was the same as last year, but unit sales were off 4 percent from 2009.

Londonderry Realtor Honored with Omega Tau Rho Medallion of Service

New Hampshire Association of Realtors President Monika McGillicuddy was recently inducted into Omega Tau Rho, a 60-year-old fraternity established by the National Association of Realtors to honor exceptional service to the real estate community.

McGillicuddy, a 25-year veteran of the real estate industry and an agent with Prudential Verani in Londonderry, was presented with the Omega Tau Rho Medallion of Service at the final 2010 NHAR board of directors meeting by the organization’s Executive Vice President, Paul Griffin.

“Monika McGillicuddy typifies what it means to be an Omega Tau Rho member,” Griffin said. “She has been a true leader, not only as President during these challenging economic times, but throughout her career as a real estate professional.”

McGillicuddy has served on the association’s board of directors for 15 years, and has been the chair of NHAR’s professional development and legal committees. She is a lifetime member of the NHAR honor society for her continued service. She has been her local board’s president and a three-time Realtor of the Year.

She is also a long-time real estate trainer and program developer throughout New Hampshire, Maine and Vermont, and is considered to be one of the nation’s foremost social media experts in the industry.

“This award is truly an honor, as it marks exemplary dedication and service by a very few select Realtor members to their organizations,” Griffin said. “Nobody deserves it more than Monika.”

Omega Tau Rho was created in 1950, and recipients are considered members for life.

It’s been crazy busy and because of that I have ignored my blog big time but this past week I got the kick in the butt that I really needed.  On Sunday the 17th, Jay and I attended  our annual real estate convention which was held up at the Omni Mount Washington resort.  It is hard for me to believe it’s been a year since I got installed as the 2010 president of the association…where has the year gone to?  The convention was great with lot’s of motivational speakers, and some awesome tech presenters like the Dakno Dudes… Bobby & Brad Carroll from Dakno Marketing an all time favorite of ours, Cyndee Haydon a blogging & video diva from Florida and the always amazing Amy Cherow.

ReBarCamp NH #REBCNH an incredible event

Right after the convention we attended and had helped plan RebarCamp NH #REBCNH a day long event focusing on tech applications and real estate related tools and tips. 99 people took advantage of this free unconventional type of learning event.  Real Estate Bar Camp was awesome and our friends Bobby, Brad and Cyndee stayed to help make REBCNH a smashing event! I really think they “made” the event! Thank you to Bobby, Brad and Cyndee as well as all the other people who shared tips that day!

PodCampNH  #PCNH come to Portsmouth

And then on Saturday and Sunday we drove to Portsmouth NH to attend the second annual PodCamp NH. We loved the fact that Pod Camp was held so close to us but we were surprised to see that we were the only NH REALTORS attending the event. PodCamp was awesome and we got to network with lots of professionals from all walks of life and picked up all sorts of cool tips and techniques that we can implement in our real estate business.

The Video Buzz

The big buzz for me was videos, podcasting and getting back to basics… which for me is blogging. I came home with a plan in mind and some clear goals. I really loved the fact that #REBCNH and #PCNH both reinforced and motivated me into doing more of the things that I love…like video and yes I am going to go back to doing some podcasting. We had done a few a couple of years back but we really never got into it much.  Also I am scheduling some one on one training classes at the Apple Store so I can master Garage Band and iMovie. Lofty goals for me as Garage Band really intimidates me but I know once I get it I’ll love it. I’m comfortable with iMovie but I know there is much more to be learned.

Loving my new iPad

As my outgoing presidents gift the New Hampshire Association of REALTORS Board of Directors got together and contributed money for me to go and buy a new iPad and I am loving it. My head is spinning with all the cool apps and how much it will make my real estate life easier!  So between my new iPad and all the amazing things I learned this past week I am roaring to go!

One more week of training at #Nardigras

We still have one more big event coming up and that is the National Association of REALTORS annual convention in New Orleans called #Nardigras. So while my son and his three Rotties are house sitting Jay and I will be immersed some more tech sessions and learning more cool tips like the QR Codes we told you about a few weeks ago.  So buckle up and enjoy the ride and remember when you’re ready to talk real estate give us a call. I’d love to show you all the cool apps on my iPad and how we can use that and all the other tools we picked up to enhance your home selling or buying experience.

I’ve been a little neglectful of my blog as I’m sure some of you have noticed. My life has been a little hectic lately and more than just real estate wise but it’s all in a good way. The real estate market has picked up especially in the 1st time home buying arena but I’ve also been busy in the REALTOR Association level.  Many of you know that both Jay and I are involved REALTORS and have been for many years. For us being a REALTOR is much more than simply a means to making money.  We’ve always believed that the way to make a difference is to be involved and that sitting on the side lines complaining does nothing to make things better.  So we both have taken an active role not only in advocacy for buyers, sellers and fellow REALTORS but also in protecting private property rights for all NH home owners. That involvement has paid off in more ways than we could ever have imagined.

Monika McGillicuddy installed as NHAR 2010 President

This past September 21st I was installed as the 2010 President of the New Hampshire Association of REALTORS with Jay, my parents and children by my side. It was a special night for me as many of my REALTOR friends, fellow REALTORS from my office Prudential Verani and about 100 colleagues from all over New Hampshire attended the banquet.

2010 will prove to be a year “On the Rise”

I look forward to helping lead NH REALTORS in the year 2010, as together, we face challenges that are yet to be defined. One thing I feel pretty sure of is the fact that our real estate market will continue to improve and while I’m sure things will still be challenging we are definitively ” On the Rise”  2010 will be a better year for many.

Never too busy for you

While my duties as President will keep me busy at times, I still need all of you. Listing and selling real estate in southern NH is what I do day in and day out. Your referrals and continued support is very important to me and I will never be too busy for you.
