NH Home Selling Tips During The Holidays

Holidays are special and we often go all out in decorating and attempting to create that wonderful warm holiday feeling….but it can also be the time of year when you’re trying to sell your southern New Hampshire home. While I personally love to look at holiday decorations I know as a southern New Hampshire REALTOR that sometimes it’s just way too much.

Selling your southern New Hampshire home during the Holidays can be stressful!

We all love our special holiday decorations but when your home is on the market it might be best to keep some of them packed away. It’s hard to “live in” a home while it is on the market and keep your home feeling like it is still your home. But, as attached as we are, remember that “less is better” when it comes to decorations, family knickknacks and yes even family pictures.

Too many Decorations Too little Space

Often times a home will seem so much smaller when it’s filled with a large tree and decorations galore so maybe getting a smaller tree this year will serve you well.  Try looking at your home as a potential home buyer would…what is important to them is not how pretty your decorations are but will they have enough space for their own. If you fill every nook and cranny, have a super large beautiful tree that leaves little walk around room then most likely the buyer will “feel” that the home is too small for them.  Less is better!

The Scents don’t really make sense

Another important thing to be aware of is strong holiday scents. While you may think they smell nice they could in fact be a big turn off to a potential buyer who might wonder what orders you are trying to mask…especially if there is evidence of a pet in the home or if the buyer has allergies. Going very lightly on the holiday scents makes a lot of sense.

NH Real Estate market is moving upward… even the mainstream press is now starting to report that the bottom of the housing market is here. Take my advice, if you’re looking to buy a home do so now. Monetize that Tax Credit … 56 Days and Counting!

The New Hampshire Association of REALTORS sent out this notice to all NH REALTOR members in hopes they spread the word to the public that the clock is ticking.

Monetize that Tax Credit

90 56 Days and Counting! Do you know how long it takes to close on a home? How about how long it might take you to find a home? Maybe you think there is plenty of inventory available so it won’t be an issue or that sellers are so desperate  that they can be out in a few weeks. The answers are that in reality it might take 45 days or more to close on a loan and you can plan on longer if it is a FHA loan or you are buying a bank owned home. Oh, and about the inventory part, that’s true there is plenty of inventory available BUT depending on your price range there is also plenty of competition. Certain price ranges are seeing multiple offers continuously.  Remember if you have not owned a home within the past three years, you would qualify for  the $8,000 tax credit and remember that  it expires on November 30.  So if you are an eligible first-time home buyers you have roughly 90 56 days  to close on a home purchase before the offer runs out. Once the money is gone who know when or if another such offer will be made.

Are you aware of NHHFA’s Home Advantage program?

A reminder that the clock is ticking for eligible home buyers to take advantage of the federal first-time home buyer tax credit.

For those who have not owned a home within the past three years, the $8,000 tax credit expires on November 30.  In other words, eligible first-time home buyers have 90 days from today to close on a home purchase before the offer runs out.

Are you aware?  In New Hampshire, the tax credit should be considered particularly appealing thanks to a program instituted by the New Hampshire Housing Finance Authority.  This program, Home Advantage, allows buyers to monetize the tax credit at the time of purchase to provide up to $10,000 down payment and closing cost assistance funds.
