Hampton New Hampshire lies just north of the Massachusetts border on route 1 and route 1A. Easily accessible from Interstate 495 and state route 101 Hampton NH is the play land for New England residents as Hampton Beach has been a great destination for a lot of people for decades.

Even when I was a kid we visited Hampton Beach during the summer months a lot and I just loved smelling the salt air and loved the long walks at low tide and walking along the jetty wall watching the fisherman leaving and returning from their daily fishing trips.

Hampton NH Real Estate Market Report 2010 vs 2011

2011 was a decent year for Hampton NH home sales when comparing to 2010. Over all Hampton home sales were up in 2011 by 7.5% over 2010. Home sale prices were also up 2.5%.  But days on the market increased  by 21 days on average in 2011 so it took 3 weeks longer to sell a home in 2011 than it did in 2010.

A quick glimpse at what the Hampton,Hampton Falls,North Hampton and the Seabrook real estate market has done this last month. Currently there are 438 active listings in MLS with 10 of those being under agreement with continue to show.  This includes condos and equals a 7 month supply of inventory.  41 homes and condos have sold this last month. Hampton- 19 single family homes and 9 condos, Hampton Falls- 2 single family homes, Seabrook 4 single family homes and one condo (condex) and North Hampton had 6 single family homes sold.

Nothing is as frustrating as when you look around in MLS and see such poor quality photos!  My grandson could take better pictures than some of those that I’ve seen by so called professional agents!

This day and age there is NO and I repeat NO excuse for agents to be so sloppy about their work product. At most every agents should have a decent wide angle camera and maybe take a lesson or two on framing a photo.  That is marketing 101 after all and should be required before an agent even gets the opportunity to take a listing!

A foot of snow in August… I don’t think so! I love all those dark under exposed shots or better yet crooked, blurry photos and how about those virtual tours some agents have. Do you think a buyer loves looking at a corner of room a bunch of different ways, moving in and out and up and down and call that a tour!

Ok, that’s my rant for the week but seriously if your home is on the market, do yourself a favor and Google the address, search MLS and take a look at what a potential buyer sees… do you like what you see?

Fall is a very special time of year for New Hampshire

While I am a major summer lover, fall has always been very special to me. Not only do we often have summer type weather, that lasts well into the fall season but it’s also a very visually beautiful time of year.  From our amazing New Hampshire coastline to our awesome White Mountains and the many country roads in between our scenic drives are sure to amaze you with all their glorious fall colors.

The Seacoast Coastal Byway

The Seacoast Area Coastal Byway is an awesome ride along route 1A to Portsmouth NH with dramatic ocean views and then there is the The American Independence Byway a 21 mile ride that winds it’s way along Exeter NH through Hampton NH and of course one of our most famous rides…  The “Kanc” Kancamagus Scenic Byway which is an all time favorite.
