Rockingham County Real Estate Market report

Good new in the southern NH real estate market! The New Hampshire Association of REALTORS just released their monthly market statistics and it was well worth the wait.

Homes sales increase

Units (homes)  Sold – Jan 2010 Rockingham County Residential units sold are up 20% from Jan of 2009.  This month to month comparison shows a significant increase and while it’s way too early know for sure all indications are very positive.

Rockingham County Median Sales Price Jump

Rockingham County Median Sales Price jumped  9 % compared to  Jan 2009! This is exciting news as the last time we saw an increase in NH for a single month over the same period from a year prior was in November of 2007.  While one month can not define what is happening in the NH real estate market it sure makes us all feel very good as we enter our spring market.

Statewide totals all increased as well…Yippee!

Jan 2009 compared to Jan 2010 at 16.5 % increase in Units Sold Statewide.

Jan 2009 compared to Jan 2010  a 7.5 % increase in Median price!

Some good news to share

New Hampshire home sales jump 6% in July

A New Hampshire Association of REALTORS recent press release gave us all some good real estate news as statewide residential home sales increased for the second consecutive month!  Sales data showed that residential home sales are up 6% in July 2009 as opposed to July 2008 and it further noted that it is the 1st time we’ve had consecutive increases in sales since 2005.

Home Inventory is down

At the end of January 2009 there was a solid 22 months supply of homes on the market statewide, July went out with just under 11 months worth of inventory.  A balanced market is usually 6-8 months.  Nationally the pending home sale index has shown five  consecutive months of gains. Something we haven’t seen in six years! All good news and good reason for being optimistic about the New Hampshire real estate market.

Locally even Hampstead and Atkinson have shown improvement

Year to date is Residential sales only. Rockingham County as a whole has not fared as well as Hampstead and Atkinson, showing a slight decrease over July 2008.

Median Sales Price still declining

Except Hampstead which actually had a slight increase interestingly enough

Market time is way down in Rockingham County

Average Days on the market has in most cases decreased dramatically.  Hampstead is down 27% and Atkinson down 58%. That is very good news!

Don’t forget the $8,000 dollar 1st time home buyer tax credit.

1st time home buyer mans that you CAN NOT have owned a home in the last THREE years. To qualify for the tax credit you need to close on your new home no later than on or before the last day in November. Usually it takes 6-8 weeks to close on a home, which means a buyer has about a month of opportunity left!

Hampstead NH Real Estate market report

The proof is in the pudding… or should I say the proof is in the chart below. The Hampstead NH real estate market has really started to heat up, check out the chart below which shows a one year history of the Hampstead market!
While inventory is slightly up from a year ago…so are the closings but take a look at those pendings!

That is an awesome increase!
If you are thinking of selling your Hampstead home, I would strongly suggest listing it now and if you’re a home buyer looking to find that perfect home now is the time to jump off the fence.

None of us have a crystal ball but with all the real estate market activity happening and the pending sales are increasing, all indicators are pointing to the strong suggestion that the bottom is here.

Hampstead New Hampshire Sales for January 2009

Real Estate Home sales in Hampstead, New Hampshire for January 2009 vs January 2008.

Well Hampstead, NH  has doubled it’s sales from last year and I am sure there will be a couple more sales posted Monday or Tuesday as firms have 48 hours to post their sales from the time the property closes.

Days on market tell the big story, if your home is priced to sell it will sell quickly. If three months is quick. I would say it is compared to the same time last year.

Prices on average are down as well along with price per square foot.
