Pending Sales are up 20% as there were 5 homes under agreement in 2011 versus 6 in March of 2012.

Sold homes are down 57.1% as there were 7 homes that sold in March of 2011 and 3 in March of 2012. Sold prices are down 12.3% as average home sale prices were $235,000 in March of 2011 and in March of 2012 they are $206,000.  Median home sale prices are down 28.87% as they were $239,000 in 2011 and $170,000 in 2012. Days on the market has decreased 17.4% as the average days on market in March of 2011 were 167 and in March of 2012 it was 138.

Hampstead NH Home Sales Statistics May of ’09 to May ’10

The following graph and chart below shows Hampstead Home Sales from May 2009 through the sales for May 2010 in the residential sales category.

From May of 2009 to May of 2010 Homes for sale are up 10.9% and Pending sales are up 166.7% but sold homes are down 28.6%. Looks like inventories are up and pending sales are up as well mainly due to the $8,000.00 and up to $6,500.00 Tax Credit offered by the Feds.

Homes for sale in Hampstead from April 2010 compared to May of 2010 are unchanged and Pending home sales are down 11.1% but Homes that sold are up 11.1% from last month. That is in direct correlation to the tax credit.

Hampstead NH Sales for First Half of “08 vs ’07

Main Street Hampstead, NH Home sales in Hampstead NH for the first six months of this year versus the same time from last year.

The chart below shows the difference from this year to last year.

Hampstead has seen 8 more residential sales this year as compared to last year.

Prices on average are up by nine thousand dollars but the dollar per square foot is down twenty dollars. Days on the market also have shrunk by almost two weeks compared to sales from last year during the same time frame.

With sixty seven homes on the market and my memory is correct I think inventory is down from last year at this time.
