Let’s compare the real estate market of January 2012 versus January 2013. All indications are we have finally may have bottomed out and it’s still a good time to buy. Interest rates are still low and although prices are climbing we haven’t seen the outrageous price increases we saw back in the early 2000’s.

Inventory is down and if you are thinking of putting your home on the market now is a great time.

We’ll start off comparing December 2012 stats with January 2013. All the stats are based on single family residential homes only. No condos, new construction, multi family, commercial or land.

There were 1344 homes on the market in Rockingham County in December and 1258 in January 2013. That is a decrease of 5.7%. There were 240 homes sold in December and 189 in January which is a decrease of 21.25%.  There were 179 homes that were pending sale in December and there were 284 pending home sales in January which is an increase of 58.7% increase.

Now let’s look at January 2012 vs January 2013.

There were 1558 homes for sale in January of 2012 as compared to 1258 this January. That’s a decrease of 19.3%. Sold homes increased 21.9% as there were 155 that sold in January of 2012 and 189 in January of 2013. Pending sales increased as well as there were 200 pending single family homes in January of 2012 and 284 in January of 2013 which is an increase of 42%. The market really seems to be heating up even if we have below freezing temperatures.

Interesting that there were 328 homes that entered the market in January of 2012 and 330 in January of 2013. A .60% increase. There is now 6.7 months of inventory based on closed transactions. If we base it on pending transactions then there is only 4.4 months of inventory.

The average active price in Rockingham County in January of 2012 was  $388,000 compared to $409,000 for January 2013. That is an increase of 5.45%. The average sold price in January of 2012 was $298,000 and in January of 2013 it was $286,000 which is a decrease of 4.02%. The average price per square foot for January 2012 and 2013 is $132. The average list price to sold price differential decreased from 95% of asking price to 96%. So, it looks like sellers are receiving 1% more for their homes on average in Rockingham County in January of 2013 compared to January of 2012. Now, the sold to original list price differential is up 4% from 88% of the original asking price in January of 2012 compared to 92% of the original asking price in January of 2013.

The average days on the market has shrunk quite a bit. In January of 2012 it was 141 days to go pending and in January of 2012 they averaged 100 days. So it looks like homes are selling a lot quicker than they were a year ago. The median price of a home in Rockingham County in January of 2012 was $258,000 and in January of 2013 it was $249,000.
