As you can see, Windham’s real estate market is strong. Inventory is down 19.2% over a year ago, December 2012 vs December 2013. It is down 20.8% over a month ago. Inventory is down 6.8% from October through December of this year as compared to last year.
Pending Home Sales Up
Pending sales are up 22.2% over a month ago and it is up 37.5% over a year ago and no change over the last 3 months compared to the same three months a year ago. That would be October, November and December. This shows us that Windham’s pending sales market has increased.
Home Sales Up on Average
We are seeing that single family homes that sold are up from a year ago at 66.7%. 6 homes sold in December of 2012 and 10 in December of 2013. Sales were unchanged from October, November and December of this year compared to October through December of 2012. Sales were up unchanged from November of 2013 compared to December of 2013. 10 sales in November and December.
The average active sales price in Windham for December was $446,000 and the average sold price was $405,000. Average days on market in December was 83 days compared to 75 in November and 85 in October. The average dollar per square foot price was $150.00. up from November which was $141.00 and up from the $145.00 per sq. ft. in October.
All in all the Windham single family residential existing homes real estate market is still thriving.
