Hampstead RE Market Report 2012 is in the books and let’s take a look at the final real estate sales figures for Hampstead.

December home sales rose in 2012 by 125% over December of 2011. There were 4 homes that sold in December of 2011 and 9 in December of 2012.

There were 4 new listings in 2011 and 11 new homes added to the market in 2012. That is an increase of 175%.

Properties that went pending sale were 1 in 2011 and 4 in December which is a 300% increase.

There were 31 single family homes on the market in December of 2011 as compared to 39 in December of 2012. That is an increase of 25.8%. The average active sales price in December of 2012 was $300,000 as compared to $279,000 in 2011.

The average price of a home that sold in December of 2012 was $290,000 and in December of 2011 it was $204,000 that is an increase of 42%. The average sold price differential to the original average list price in 2012 was 91%. That meant on average the homes that sold in Hampstead were discounted 9% from the original asking price. In 2011 it was 86%.

The average days on the market in 2011 was 129 days and in 2012 it shrunk to 115 days that is a decrease of 12.2%. The median sales price in 2011 was $214,000 and in 2012 it was $240,000 and increase of 12%.
