Hampstead NH Real Estate Market Report

Hampstead NHInventory is down 27.3% over a year ago, March 2013 vs March 2014. It is  up 33.3% over a month ago. Inventory is down 37.5% from January through March of this year as compared to last year.

Pending Home Sales Up Again

Pending home sales are up 83.3% over a month ago and it is also up 22.2 % over a year ago and up 25% over the last 3 months compared to the same three months a year ago. That would be January, February, and March.

Homes sales are even, no change from a year ago.  There were 5 homes sold in March of 2013 and 5 sold in March of 2014.  Sales were the same from January to March of this year compared to January to March  of 2013. Sales were down 28.6%  from March of 2014 compared to February of 2014. 5 Sales in March and 7 in February of 2014.

The average active sales price in Hampstead for March was $352,000 and the average sold price was $245,000. Average days on market in March were 119 days compared to 48 in February, and 102 in January. The average dollar per square foot price was $112.00 in March. $119.00 was in February and $98.00 in January.

All in all the Hampstead real estate market seems to be steady but inventories are still down compared to years past.
