We have been seeing inventory levels here in New Hampshire shrinking for the last 3-6 months and prices are starting to inch up as well. We have a lot of REALTOR® friends in all corners of the country and they are all saying the same thing. Inventories are at their lowest levels in many real estate markets and New Hampshire is no exception. We are also experiencing multiple offers on certain properties as well.
This is the time to buy especially if you are a first time home buyer. Why you ask? Interest rates are still at historic lows and prices are still very affordable.
Get with a reputable lender
You will need to have good credit and if you can put 20% down that will prevent you from having to pay PMI, Private Mortgage Insurance. There are still programs out there where you can put little to no money down. If you are a veteran and you have your VA certificate you can finance 100% of the sales price. If you decide to go FHA you can put down 3.5%. There are a few other programs out there as well and one of our mortgage specialists, whom we have worked with over the last twenty years can help guide you through the process.
If you are serious enough about purchasing a new home we suggest that you get pre-qualified. This way you will actually know home much you can afford for a new home.
A Buyer Agent will look out for you and your best interests
Once you’ve done that then you can go online and search for a new home but the best advice is to find a real estate agent that you feel comfortable working with. After all, This will probably be the most expensive investment you will ever make in your lifetime and if it’s your first home that can be a little scary and stressful. Once you have found that agent that you like and trust we suggest you sign a buyer’s brokerage agreement with them. Why you ask? Because, that agent will invest a lot of time and effort in finding you the right home. You need to have someone that listens and understands your wants, needs and desires in a new home, someone that will look out for you and your best interests. Sort of like one of your family would do.
Avoid Broker Hopping
We suggest you work with one agent because once you bounce around to different agents it’s almost like starting over and over again each time you switch. Once your agent knows exactly what you are looking for the process should become easier. They won’t be wasting your time looking at homes you have no interest in at all. A good agent will not only find you the right home but will protect your interests and help you navigate what can often be a bumpy road to home ownership.
