Hampstead Town Hall2016 is in the books so let’s take a look at the final real estate sales figures for Hampstead, NH for December.

December home sales fell in 2016 by 50% over December of 2015. There were 9 homes that sold in December of 2016 and 18 in December of 2015.

There were 2 new listings in December of 2016 and 8 new homes added to the market in December of 2015. That is a decrease of 75%.

Properties that went pending sale were 7 in December of 2016 and 6 in December of 2015 which is a 16.7% increase.

There were 10 single family homes on the market in December of 2016 as compared to 20 in December of 2015. That is a decrease of 50.%. The average active sales price in December of 2016 was $416,000 as compared to $338,000 in December of 2015.

The average price of a home that sold in December of 2016 was $307,000 and in December of 2015 it was $349,000 that is a decrease of 12.0%. The average sold price differential to the original average list price of a home in December 2016 was 99%. That meant on average the homes that sold in Hampstead were discounted 2% from the original asking price. In 2015 it was 93%.

The average days on the market in December of 2016 was 24 days and in 2015 it was 72 days that is a decrease of 66.67%. The median sales price in December of 2016 was $328,000 and in December of 2015 it was $304,000 and increase of 7.9%.
