Inventory levels are at their lowest in many many years. There are currently 28 existing homes for sale in Hampstead as compared to 42 in February of 2012 which is a decrease of 33.3%. Another interesting stat is that there were only 6 homes that entered the market this February as compared to 17 in February of 2012. That’s a 67.5% decrease. The average active sales price for an existing single family home in Hampstead was $261,000 in February of 2012 and this February it was $293,000

Sales Increase in Hampstead NH

There were twice as many homes sold this February as compared to last February which is an increase of 100%. 4 this year and only 2 last year. The average sold price in February 2012 was $212,000 and this February it was $207,000. Average days on the market in 2012 was 139 and in 2013 it was 97. Which tells me the market is improving. The median home sales price was $213,000 in February of 2012 and this year it was $230,000. Overall very good statistics.

Pending Home Sales in Hampstead NH Up Dramatically

Pending home sales are also up 100% as there were 8 homes that went pending this February as compared to 4 that went pending in February of 2012.

Another decent statistic is that the original asking price compared to the actual sold price percentage differential was 85% and now in February of 2013 it has increased to 89% of the original asking price.
