Something funky is happening in the Southern NH real estate market

First off let me remind you I’ve been in real estate sales full time since 1984…that’s 23 Decembers. So when I say I feel something funky happening I know what I’m talking about. This has been a very busy December and I’m not talking Christmas shopping and holiday preparations busy…I’m talking real estate busy. My last 4 purchase offers were in a multiple offer situation, I have buyers actively looking to “buy a home now” not just whenever it happens. This December has proven to be our personal busiest December ever. Usually you can hibernate during December and while there’s always some serious buyers out there it’s never been what you could call busy. I don’t know but I’m feeling a change.

Jay and I felt the market change in September of 2005 well before anyone started to talk about it. We saw the inventory pile up…days on the market increase and I knew what we were in for again. After all we have seen it before.

I think it’s starting to change again…slowly it’s turning. The demand is increasing and buyers are starting to compete with each other, investors are starting to buy again and thinking of flipping. Rates are still low but mortgage money is harder to get …everything is in place. I think it’s happening.

    Ginger and Ann…It does start slowly. My area has been extremely slow so I took notice when suddenly there seemed to be multi offers coming in.
    I’m thinking 2008 will be much better than 2007 …bring it on!

    Great news to read, and I know we’ve been feeling and seeing that in my office as well. Multiple offer situations aren’t the norm (yet), but we have been seeing them happen over the last couple of months. And we’ve been seeing properly priced properties sell very quickly, too.
