We always get asked this question around this time of year from sellers who are on the fence about selling their biggest investment, their home.
“Should I put my house on the market now?” What we often hear is “I think we will wait until spring.”
There is no right or wrong answer here but I can tell you the spring market is no longer the beginning of April as most people perceive it to be.
We believe that now is the best time to sell your home. Why, you ask? Because, right now inventories are at their lowest level. Most sellers have taken their homes off the market for the holiday season and usually want to wait until spring when most buyers will venture out after a long cold winter to look for homes. Most people get cabin fever and start to look once the weather get warmer, that is true. But, I will also say we get lot’s of buyers that need to move during the holiday season and are out there looking. So, while inventories are low why wouldn’t you want to take advantage of less competition out there. Interest rates are still at historic lows and prices are starting to rise a little on average.
Monika and I have been selling real estate in southern New Hampshire since the mid 80′s and this trend has been consistent throughout the years. Sellers want to wait until spring and when there is a lot of competition out there that will give buyers more to choose from. Now is the time to get your house ready to put on the market. The ideal time is right around Thanksgiving when most sellers start pulling their homes off the market. Most people fix their homes up for the holidays as they usually have friends and family over so why not take advantage of that time frame by preparing your home for sale.
So, if you are on the fence about selling now is the time to list and we recommend you contact us for your specialized comparable market analysis.
