As a NH REALTOR it’s important for us to know whether or not a home buyer is pre-qualified or per-approved for a mortgage loan before we start looking at homes for a few good reasons.

Guessing equals a waste of time and money

1.   If you guess at what you can afford and then find out later that you can’t afford what you thought you could, it will be hard for you to find anything you like when lowering your price range. You’ll always compare everything to the homes in the higher price range. This can be very disappointing, a waste of money and a total waste of your time. Your wants-needs and desires may not match your budget and it’s better to know that before you start looking.

2.   You will be in a lot better bargaining position if you can provide the seller with documentation showing that you are able to purchase. This is crucial especially if in a multiple offer situation… and yes we do still have some multiple offer situations.  Having a solid pre-qualification or pre-approval can make the difference between getting your dream home or not.
