Inventory is down 27.3% over a year ago, November. 2012 vs November 2013. It is down 14.3% over a month ago. Inventory is down 32.5% from September through November of this year as compared to last year.

Pending Home Sales Down

Pending sales are down 54.5% over a month ago and it is also down 54.5 % over a year ago and down 10% over the last 3 months compared to the same three months a year ago. That would be September , October and November. This tells us we are entering the winter market which can be a little slower than normal as buyers and sellers get ready for the holidays.

Home Sales Down

Homes sales are down 25% from a year ago, There were 8 homes sold in November of 2012 and 6 sold in November of 2013. Sales were even as there was no change 0.0% from September, to November of this year compared to September to November of 2012. Sales were down 64.7% from October of 2013 to November of 2013. 17 sales in October of this year as compared to 8 in November of this year.

The average active sales price in Hampstead for November is $321,000 and the average sold price was $284,000. Average days on market in November was 65 days compared to 82 in October, and 84 in September. The average dollar per square foot price was $120.00 in November. $118.00 was the same for October and September.

All in all the Hampstead real estate market seems to have slowed a little but inventories are still down.
