As you can see, Atkinson’s real estate market is still rolling along nicely. Inventory is up 26.7% over a year ago, August 2012 vs August 2013. Inventory was down 5% from a month ago. Inventory is up 26.7% from June through August of this year as compared to the same time frame last year.
Pending Home Sales Up
Pending home sales are up 60.0% over a month ago and it skyrocketed 166.7% over a year ago and up 20.0% on average over the last 3 months compared to the same three months a year ago. That would be June, July and August. This tells us we had a very strong spring and beginning of summer market.
Sold Homes Up.
Existing single family homes that sold are up 40% from a year ago. 5 homes sold in August of 2012 and 7 in August of 2013. Sales were the same from July to August of this year.
June, July and August of this year were up 20.0% compared to the same time frame as last year. There were 21 home sales in 2013 and 15 in 2012.
The average active sales price in Atkinson is $456,000 and the average sold price is $368,000. Average days on market in August were 38 compared to 100 in July and 55 in June. The average square foot price was $142.00 per sq. foot down from 1$44.00 per sq. ft. in July.
All in all the Atkinson real estate market is still doing well.
