realtorflagPass this on to your favorite REALTOR

NH REALTORS have an awesome opportunity to learn from the Pros! If you’re just learning about blogging, Twitter, Facebook, SEO and YEO and you haven’t signed up for the next New Hampshire Association of REALTORS convention you should do so as soon as possible.

Convention is packed with Web 2.0/Social Media rock stars

The speakers presenting at this convention are from all over the country and they actually use social media, they have spoken at the National Association of REALTOR conventions, franchise conventions and RE Bar Camps. If that is not enough reason for you to attend then how about the fact that this is  probably one of the most affordable New Hampshire conventions in years.

You can’t afford to miss it

If you are a NH REALTOR who is active on Twitter or Facebook then you have most likely seen their updates!  I’m thrilled that they have agreed to come to NH and share their techniques with us all.  Come and meet Mariana Wagner aka @Mizzle a real estate blogger and coach from Colorado Springs, Linda Davis aka @LindaDavis a Blogger and trainer from Connecticut, Cyndee Haydon aka @CyndeeHaydon a blogger who passionately believes in the power of video from Clearwater Florida and NAR’s own Keith Garner aka @KTGeek a blogger and a member of NAR’s geek squad.  This is one convention you can’t afford to miss!

Don’t miss it!  You can get more info or register for the convention  here  http://www.nhar.org/annual-convention

Is Social Media a fad?

Social Media is a big waste of time

I’m sure you’ve all heard of Twitter and Facebook and what about My Space or Linkdin and Plaxo. The list goes on and on and every where you look it’s twitter this or tweet that.

Those that know us, know we’re big into Social Media and actually have been for a long time.  We began Blogging way back in 2006 and started on Twitter in January 2008 so you don’t need to sell us the benefits of Social Media and how it can dramatically make a difference in our career.  I know it first hand but still people shrug their shoulders and chuckle when I talk about Twitter and push out my listings on my Facebook page and some say it’s a fad, that I am wasting my time or worse yet that it is all just playing.

Okay then, so be it. Think what you want but do me a favor and watch this video.

NH Holiday Home Selling tips…

Thinking of selling your Southern New Hampshire home during the holidays?

In this market we all know a home needs to be “prepared” to sell or “staged” to sell as some would call it. It is especially important during the Holidays.

We all love our special holiday decorations but when your home is on the market it’s time to keep some of them packed away. It’s hard to “live in” a home while it is on the market and to keep that home feeling like it is still your home.  But, as attached as we are remember that “less is better” when it comes to decorations, family knickknacks and yes even family pictures.

It’s important that the potential buyers can imagine themselves in your home and if your home is heavily decorated and full of all “your” stuff it sometimes inhibits the buyers and makes it hard for them to get beyond your stuff to the point where they can picture their stuff in it’s place.

We want to help them mentally move in!

Curb appeal is crucial both at the curbside and on the Internet …how your home is packaged makes all the difference. We can get potential buyers to your home but once there your home needs to capture them. Your home needs to “pop” and touch the buyer.

A well staged home…either professionally or with the use of some common tips can make a big difference in the marketability of your home. This video is just the first step. Give us a call if you’re considering listing your southern New Hampshire home for sale. We can assist you in pricing and in making sure your home is ready for the market. No obligation- No pressure…just some free help with the hopes that you like the difference we can make so much that you trust us with the sale of your home.

NH Real Estate Blog back up and running

Our site has been down for many days as we were moving our data from our old hosting company to our new hosting company Blue Host. This is a WordPress run blog and it’s data is stored in a database called mysql. I had copied the data over from our old host months ago to only realize I never imported the databases. I only was pointing the database from our old company to the new one.

When our other hosting company’s term ended our sites went down. It took me a little while to figure out how it happened. Thanks to Blue Host they pointed me in the right direction.

I needed to export the old database and import the old database into Blue Hosts sql servers. I didn’t do it. Then I needed to re-configure the config.php file properly to reflect the Blue Host server. Thanks to the helpful technicians at Blue Host I finally understood how to do this properly.

My old hosting company only gave me back up files and the backup file of the sql database was a year old. Now you can see why I am no longer with them.

Stay tuned as we will be bringing you more Real Estate information and good topics of our surrounding communities as we write about how great New Hampshire is.

Real Estate’s Paradigm Shift

The shifting New Hampshire Real Estate marketI’ve been thinking about this lately. When I entered the business in the mid eighties all the REALTORS knew each other and everyone worked hard to cooperate with each other. Then the market shifted, prices rose dramatically and everyone and their mother thought it would be cool to sell real estate. One day it all came to a screeching halt. The market changed and for those that were unaware, it felt like an over night change. Those that keenly watched the market knew what was happening and what was coming. It took awhile but the market eventually improved and the up cycle started all over again. Read more
