Below are a couple of graphics showing how Real Estate sales in 2007 compare to 2008.
Interestingly the sales for single family homes in Atkinson are virtually the same as last year. Average home prices sold are up but the median price is down by almost $27,500.
Days on market have increased by 41 days on average and dollars per square foot are up on average by $7.00.
Big Island Pond is located in Southern New Hampshire in the towns of Atkinson, Hampstead and Derry NH. It is a very popular 500 +/- acre lake, with 15 miles of shoreline and clear waters as deep as 75 feet. Big Island Pond enjoys a great real estate reputation, meaning that property values traditionally have remained strong. Big island Pond is a private pond with no public beaches or access other than a day fishing permit. The pond has one campground located in the town of Hampstead called Sanborn Shore Acres which is family owned campground that has limited availability due to its prime location in Southern NH.

Atkinson New Hampshire is located just north of Haverhill, Mass and Plaistow, NH. just off of routes 125 and Interstate 495.
These two routes make it very convenient for Atkinson residents to commute and shop.
Sales for 2008 seem to down compared to last year during the same time frame. Average sold prices are down just a little.

Hampstead, New Hampshire Lake front property owners win a giant battle against the town.
In case you missed this piece of news, a yearlong battle regarding year round status was recently decided at the Rockingham County Superior Court. The case involved a local couple trying to sell their shore front properties only to discover that the town of Hampstead had declared the properties as “seasonal”. Seasonal, even though the tax assessment card, long used by REALTORS and residents alike, to help determine the status of a property made no reference to being seasonal. Atkinson, New Hampshire home sales from January 1st, 2006 through November 30th 2006 versus home sales during the same time frame for 2007.
Although home sales are down by just a few homes the average and median prices are down quite a lot. Also, you will see how dollars per square footage are down.
