Atkinson, New Hampshire ‘s real estate market report for January 2011 vs January 2012.

There were 40 single family homes on the market for January 2011 vs 30 single family homes for sale in January 2012. That is a 25% decrease of homes for sale in Atkinson. Are sellers getting more realistic about selling and not trying to test the waters? Time will tell as we move forward into the spring market.

There were 6 new homes added to the market in January 2011 and January 2012.  In January 2011 there were two pending sales and in January 2012 there were 4 homes pending sales which was a 100% increase over 2011.

There was one home sold in January 2011 and three sold in January 0f 2012. Due mainly to a good November and December as we had very mild temps and literally no snow. This allows buyers to get out and walk around the yards of the homes they are viewing.

The average active listing home price for sale in January 2011 was $481,000 vs $393,000 in January of 2012. That is a decrease of 18.3%. The average sold price in January of 2011 was $285,000 and in January of 2012 it is $369,000 an increase of 29.5%.

Days on the market have increased 8.16% from 196 days on the market to 212 days on the market to sell.

Hampton NH Real Estate Market Report January 2011 vs January 2012

Hampton BeachHampton New Hampshire’s real estate market report for January 2012 vs January 2011 is as follows for single family residential homes only.

Active listing for the month of January 2011 were 101 compared to this year’s 96 which is down 5%.

Sold homes there were 5 in 2011 and 5 in 2012 for a 0% change.

Pending sales in 2011 there were 12 and so far this year there were only 6. Down 50%.

New listings that came on the market in 2011 were 26 and in 2012 there were 28 that is an increase of 7.28%.

The average active sales price for January 2011 was $400,000 and in January of 2012 it is down to $387,000 which is a decrease of 3.25%.  The average sold price in January of 2011 was $310,000 compared to a whopping $580,000 in January of 2012. That is an increase of 46.5%. I doubt that will be the norm for the coming months. Remember there were only 5 homes sold in 2011 and 2012 for the month of January.

By now you’ve heard the news…. NH Home sales Are On The Rise!  In fact, January 2012 has had the most sales since 2007 and that sounds pretty good to me.   Rockingham County which includes the Seacoast Area had a huge 36% increase in units sold and saw a 2.5% gain in Median Sales price.  All this really looks good but ONE Month does not make a trend.  Currently there are 1836 Active Listings in Rockingham County and I can’t stress it enough…if you’re on the fence about buying a home you better jump off fast.  Need help finding that dream home or exploring your home ownership options … please give us a call at 603-944-9172!  Don’t risk looking back and thinking you missed your opportunity!

New Hampshire January home sales highest since 2007

January residential unit sales in New Hampshire were ahead of the prior January for the third consecutive
year, as 656 single family homes were sold in the Granite State last month.

According to MLS data released this week by the New Hampshire Association of Realtors (NHAR), that
number represented a 20 percent increase over the 549 homes sold in January 2011.

The median price of those homes, meanwhile, continued to lag slightly behind, having dropped 4 percent,
from $207,000 in January 2011 to $198,500 in January 2012.

“Although it’s human nature to look for that one defining month that signals to everyone that the recovery
in the housing market is afoot, that’s just not the nature of this economy,” said NHAR President John Rice,
a 40-year veteran of the real estate industry and an agent with Tate & Foss Sotheby’s International in
Portsmouth. “As we continue to hear from economists, we’re probably in the early stages of a slow
upward climb.”

Rice said he was encouraged by the fact that the 656 January sales were the most since 2007, but he pointed
out that this mild winter, particularly compared to last year’s frigid and snow-caked January, has likely played
a role in the uptick.

“We’re happy to report positive news in terms of the market, but we also need to be clear about the
context,” Rice said, “and right now the context is that we’ve had positive conditions compared to last year.”

The drop in median price continues to be influenced by the foreclosure market. The New Hampshire Housing
Finance Authority reported 368 foreclosure deeds recorded in December 2011, the highest December
number since NHHFA began its reporting in 2005.

In terms of local markets, eight of the state’s 10 counties saw unit sales increases in January compared to a
year ago, including a 108 percent jump in Sullivan County, 45 percent in Belknap County and 36 percent in
both Cheshire and Rockingham counties. The state’s largest county, Hillsborough, witnessed a 14 percent
sales increase.

Median price, meanwhile, saw increases in four of 10 counties, the largest of those being 22 percent in Coos
County.

With inventory still relatively high, interest rates low and prices competitive, Rice said he would not be
surprised to see an excellent spring in terms of sales.

 

“No predictions, but the market is certainly ripe for a continued increase in activity,” he said. “Those looking
to buy a home have excellent opportunities right now.”

Hampstead, NH Real Estate Market Report January 2011 vs Jan 2012

We are now a month and 3 weeks into 2012 and it looks like single family existing residential home sales for 2012 are up 200% over January 2011. Yeah the percentage sounds like a lot but you must realize only one house in Hampstead closed in January of 2011 compared to 3 in January 2012.

Inventory is down 15.7 % from January 2011 vs 2012. There were 38 homes for sale in January of 2011 vs 32 in 2012.

Pending sales in 2011 were 9 as compared to 3 in 2012 that is down 66.6% and should make home sales down in future months.

New listings that have come on the market in January of 2011 vs 2012 is virtually the same. Both years have seen 7 homes entering the market.

Dollar wise we are seeing home prices still declining. In January of 2011 the average home that was on the market was priced at $277,000 as compared to $265,000 in 2012. That is a decrease of 4.3%. With only one home selling in 2011 for $322,000 and 3 homes in 2012 which their average was $203,000.

So, it looks like the less expensive homes are currently selling and the less expensive homes are being listed in Hampstead so far this year. Time will tell to see if the more expensive homes enter and sell in this market.

This report does not include new homes, mobile homes, land and condominiums for sale.

Home sales in Portsmouth New Hampshire were up close to 8% over 2010 home sales. Prices were up a whopping 12.8% far exceeding the statewide averages. It also took 10 days less on average to sell a home in 2011 as compared to 2010.  Portsmouth is a desirable city to live in and one that has maintained its value both in terms of pricing and lifestyle.

Rye NH Real Estate Market Report 2010 vs 2011

Rye NH is one of those bedroom communities where if you blink you would miss the town center. But, if you were to drive along the coast you will never forget the dramatic views of the rocky shoreline or the majestic view of the Isles of Shoals as it sits awaiting your visit about 10 miles off shore.

Driving along coastal route 1A in Rye you can see some of the most prettiest views you will see along the east coast. Monika and I usually try to make a drive along the coast at least once a month during the winter and twice to three times during the warm summer months. It can be really beautiful as you pull off to some of the vista view points on a warm summer breezy evening and sit and watch the waves crash along the jagged rocks along the coastline. The smell of the salt air and low tide brings a whole new meaning to way life should be. You have to love the ocean to know what I mean.

Rye NH Real Estate Market

As we finished 2011 we reflect back on the home sales for Rye and we compare them to the home sales of 2010. Home sales in 2011 were up 4% over home sales in 2010. But, home sale prices were down 12.5% from 2010 to 2011. Days on the market were down 6% which is a good thing for sellers. With prices down and interest rates at historic lows we look for another great selling season in southern New Hampshire.
