			<content:encoded><![CDATA[<p>The following graph and chart below shows Hampstead Home Sales from May 2009 through the sales for May 2010 in the residential sales category.</p>
<p>From May of 2009 to May of 2010 Homes for sale are up 10.9% and Pending sales are up 166.7% but sold homes are down 28.6%. Looks like inventories are up and pending sales are up as well mainly due to the $8,000.00 and up to $6,500.00 Tax Credit offered by the Feds.</p>
<p>Homes for sale in Hampstead from April 2010 compared to May of 2010 are unchanged and Pending home sales are  down 11.1% but Homes that sold are up 11.1% from last month. That is in direct correlation to the tax credit.</p>

<p>Good new in the southern NH real estate market! The New Hampshire Association of REALTORS just released their monthly market statistics and it was well worth the wait.</p>
<h2>Homes sales increase</h2>
<p>Units (homes)  Sold &#8211; Jan 2010 Rockingham County Residential units sold are up 20% from Jan of 2009.  This month to month comparison shows a significant increase and while it&#8217;s way too early know for sure all indications are very positive.</p>
<h3>Rockingham County Median Sales Price Jump</h3>
<p>Rockingham County Median Sales Price jumped  9 % compared to  Jan 2009! This is exciting news as the last time we saw an increase in NH for a single month over the same period from a year prior was in November of 2007.  While one month can not define what is happening in the NH real estate market it sure makes us all feel very good as we enter our spring market.</p>
<h3>Statewide totals all increased as well&#8230;Yippee!</h3>
<p>Jan 2009 compared to Jan 2010 at 16.5 % increase in Units Sold Statewide.</p>
<p>Jan 2009 compared to Jan 2010  a 7.5 % increase in Median price!</p>

<p>Exciting news! For the first time in five years we can actually say we closed out the year, ahead of the previous year!  2009 year end state wide unit solds came in ahead of 2008 by 6 percent.</p>
<p>According to data released by the New Hampshire Association of REALTORS (NHAR) there were 10,832 single family homes sold in NH in 2009 that is up from the 2008 total of 10,208.</p>
<p>While sale prices still lag behind 2008 with a decrease of 10% bringing the median sales price in 2009 to $212,000 compared to 2008 figure of $235,000.   The<a href="http:/http://monikamcgillicuddy.com/wordpress/blog/8000-tax-credit-the-clock-is-ticking/"> tax credit</a> continues to be an attractive incentive and along with competitive home prices and low interest rates we&#8217;re expecting a very active NH spring market.</p>
<h3>17% increase in Units Sold</h3>

<p>November was an awesome month as far as real estate statistics goes. Statewide  unit sales jumped 70% in November compared to November of 2008. We haven&#8217;t seen an increase like this in years!  Statewide the residential inventory dropped from a 22 month supply in Jan of 2009 to a 9.1 month supply which is the LOWEST it&#8217;s been since June of 2007! All good news and a strong indicator that we are on the rise!</p>
<h3>Rockingham County Real Estate Statistics</h3>
<p>Rockingham County is looking pretty good too with a 50.6% increase comparing Nov 08 to Nov 09 in residential unit solds. This will be the first time since 2004 that unit sales will end up ahead of the previous year. All good signs.</p>
<h4>Prices are down</h4>
<p>Prices are still down with Rockingham county year to date showing a 10.9% decrease with a median sales price of $176,000</p>
<h4>Rockingham County Absorption Rate</h4>
<p>The National Association of REALTORS considers a 6-7 month supply a balanced market and considering that in Jan of 09 Rockingham county had a 20.9 month supply the current figure of 8.4 months is looking mighty fine.</p>

<p>Over all the State wide numbers show an improvement and Rockingham County itself had a slight increase of 1.8 % in unit sales compared to September 2008 which was 222 and September 2009 at 226. It may be a slight increase but I&#8217;ll take any increase I can get.  The third quarter showed gains in Rockingham County  with 694 units sold in 2008  to 732  in 2009 which is a 5% increase in unit sales.  Prices however are still down with the median price of $285,000 in 2008 to $260,000 in 2009 &#8230; a  drop of 9%</p>

<p>The following press release from the New Hampshire Association of REALTORS explains what New Hampshire&#8217;s real estate market is doing.</p>

<h4><strong>New </strong><strong>Hampshire home sales show third-quarter increase</strong></h4>
<p>For the first time since 2004, New Hampshire has experienced a quarterly increase in home sales.</p>
<p>Sales data released recently by the New Hampshire Association of REALTORS® (NHAR) showed that the number of residential unit sales for the third quarter 2009 was ahead by 3 percent over sales from the third quarter 2008 – from 3,164 in 2008 to 3,273 in 2009 – following 16 consecutive quarterly declines dating back to the fourth quarter 2004.</p>
<p>The third quarter increase comes despite a slightly lagging September, which showed a monthly decline of 3 percent compared to September 2008, following three consecutive monthly gains in June, July and August.</p>
<p>“As we’ve said before, this seems to be a market that’s continuing to figure itself out,” said NHAR President Paul Sargeant, a 20-year veteran of the real estate business and a broker with Better Homes and Gardens The Masiello Group in Bedford.  “There’s a long way to go, but we seem to be taking small steps toward the turnaround that we’re hoping for.  A positive third quarter is another one of those small steps.”</p>
<p>The good news held up in most local markets as well, as seven of New Hampshire’s 10 counties saw increased sales from the third quarter 2008 to the third quarter 2009, including double-digit gains in Carroll (16 percent), Strafford (14 percent), Coos (11 percent) and Sullivan (10 percent) counties.</p>
<p>As a result of the positive statewide sales numbers, inventory continued to stay relatively low, having dropped from 22 month’s supply at the end of January to below 12 month’s supply at the end of September.  Month’s supply is calculated by dividing the existing inventory by the number of sales in the previous month.  A balanced market is considered to be roughly 7-8 month’s supply, with anything over that a “buyers’ market” and below a “sellers’ market.”</p>
<p>And there was another positive sign nationally, as the National Association of REALTORS® pending home sales index – a forward-looking indicator based on signed contracts – showed a seventh consecutive month of gains in August, a pattern not seen since the index began in 2001.</p>
<p>Meanwhile, 2009 prices statewide continued to lag behind the prices of last year, with the third quarter 2009 median price down 8 percent – to $220,000 – from the $238,490 median price of third quarter 2008.  Year to date, the median price is down 11 percent, from $240,000 in 2008 to $214,000 this year.</p>
<p>Sargeant continued to stress his belief that the current trend of increased sales, and decreased inventory, is the first sign of a price recovery as the principles of supply and demand play out.</p>
<p>He reiterated that a lower median price is a positive thing insofar as that affordability, along with low interest rates and the $8,000 tax credit for those purchasing a home for the first time in at least three years, increases the opportunity for families to own a home.</p>
<p>And Peter Francese of Exeter, the Director of Demographic Forecasting for the New England Economic Partnership and a columnist for NHAR, believes that in addition to those buyer incentives, other positive factors include a low home price-to-income ratio and the fact that young, first-time home buyers are increasing for the first time in many years.</p>
<p>“The glass is cloudy, but more than half full,” Francese said.  “With its diverse economy, New Hampshire is better positioned to survive this period and recover sooner from this recession than other New England states, or most of the other states in the nation.”</p>
<p>Sargeant said he remains hopeful that evidence of the New Hampshire housing market recovery will become even more clear as the year progresses.</p>
<p>“With each passing month, the positive signs seem less like a fluke and more like a trend,” he said. “They may be baby steps, but we’re moving in the right direction.”  &#8211; New Hampshire Association of REALTORS</p></blockquote>

			<content:encoded><![CDATA[<h2><em>Statewide NH statistics a cause for celebration?</em></h2>
<p>The New Hampshire Association of REALTORS recently released the June&#8217;s year to date statistics. The  New Hampshire housing market stats show some encouraging signs, however small, but I would not celebrate yet.   In June for example there was a slight increase in residential sales, a decrease in foreclosures and a 22-month low in the state wide absorption rate. All of course indicating a positive trend. While I love good real estate news and there is some to be found here, we still have a long way to go before we can call this market <em>history</em>.</p>
<h3><em>Real Estate is local</em></h3>
<p>Even within NH real estate is local and while word on the street is encouraging even if the stats are not all that great. Personally our southern NH market has been busy and I am thankful for that. I think we&#8217;re at or close to the bottom and with the $8,000 tax credit and some incredible prices many smart buyers are shopping!  But let&#8217;s look at the statewide  statistics with the June sales numbers showing an increase in residential unit sales by 0.5 % over June of 2008, from 1,145 in 08 to 1,151 in 09. Over all prices are down statewide with the median price in 2009 at 225,000 down 12%  from 255,000 in June of 2008.</p>
<h3><em>New Hampshire buyers sitting on the fence?</em></h3>

<p>Often times one can not see changes while in the middle of them and the real estate market is no different. After all if we all had a crystal ball we would all buy when the market is at it&#8217;s lowest and sell at it&#8217;s peak. Usually however we only know we&#8217;re at bottom when prices start to increase.</p>
<h3>Busy streets in Hampstead NH</h3>
<p>So what am I seeing on the streets? A lot of activity! Certain price ranges are moving very fast and seeing multiple offers. The condo market however is still very slow,  single family homes priced under 200k are very popular and inventory Bank owned homes have decreased although we&#8217;re told a new wave is coming in Sept/October.</p>
<h4>Hampstead NH Absorption rate</h4>
<p>This chart shows the absorption rate for the last 6 months of Hampstead NH  real estate. The slight increase in the last few months reflect listings added to the market but note the change of 11.4 % this is a good thing to see! This .chart reflects data to the end of May 2009</p>
