Nothing is as frustrating as when you look around in MLS and see such poor quality photos!  My grandson could take better pictures than some of those that I’ve seen by so called professional agents!

This day and age there is NO and I repeat NO excuse for agents to be so sloppy about their work product. At most every agents should have a decent wide angle camera and maybe take a lesson or two on framing a photo.  That is marketing 101 after all and should be required before an agent even gets the opportunity to take a listing!

A foot of snow in August… I don’t think so! I love all those dark under exposed shots or better yet crooked, blurry photos and how about those virtual tours some agents have. Do you think a buyer loves looking at a corner of room a bunch of different ways, moving in and out and up and down and call that a tour!

Ok, that’s my rant for the week but seriously if your home is on the market, do yourself a favor and Google the address, search MLS and take a look at what a potential buyer sees… do you like what you see?

We often get asked questions on the blog and lately we’ve had a few folks ask what the difference is between a client and a customer when it comes to New Hampshire real estate.  Simply put it comes down to representation… do you want or need someone to represent you exclusively in the New Hampshire real estate transaction? If so then you want to be a CLIENT Client = representation/contractual relationship with a REALTOR.

If you feel comfortable and knowledgeable in the process and don’t need or want representation, then by all means remain a CUSTOMER. Customer = self-representation/ facilitator relationship with a REALTOR.

We get a lot of questions about the New Hampshire Purchase Agreement and if it’s  like the Massachusetts offer to purchase.  It’s important to note that in New Hampshire we have a one step process…the offer to purchase is usually on the standard NH Purchase and Sales Agreement and is only an offer until such time as the seller and buyer come to terms.

Once all parties agree via a fully executed (signed) purchase and sales agreement it is a legal and binding contract. While usually there are contingencies, like financing, home inspection to name a few it is a valid agreement…contract to purchase.
