There are currently 106 Condos on the market in Hampton, NH. This also includes condos along the Hampton Beach strip as well.

There were 20 new Condos that came on the market in February of 2012 as compared to 16 that came on the market in January of 2012 which is a 25% increase.

There were 3 Condos that sold in February and 7 that sold in January that is a decrease of 57.1%.

There are currently 7 Condos pending sale in February 2012 which is an increase of 600% over pending sales in February of 2011 when there was only one pending sale. There were 6 in January 2012 and 6 in January of 2011.

Active Condo listing prices are up 3% from 2011 as the average Condo price is now $233,000 up from $226,000 in February of 2011. The average Condo sales price is $180,000 compared to $240,000 just a month ago which is  a 25% decrease. Sales are gathering 92% of their original asking price. So if a condo is listed for 250,000 it will on average sell for $230,000. Of course, prices will vary depending on location and condition.

Often times the hardest thing for a home owner to deal with is a low ball offer on their home. They’ve had a market analysis done, listed their home and priced their home competitively. They’ve bent over backwards to make their home available for showings and made sure it was always in prime showing condition.  Finally an offer comes in and… wham it’s way below what they’ve expected.  They want to walk away, tell them to go pound sand, yell and scream at their REALTOR but instead they need to take a deep breath and remember that a bird in the hand is worth more than two in the bush and look at the offer with the following three tips in mind!

1. Don’t let your emotions stand in the wayIt is no longer your home but rather now a product. You need to distance your self emotionally and not be insulted!

2. Negotiations to be successful, needs to be a win-win process, basically all parties need to feel like they have gained something. It is not a one way street and you must be prepared to give in order to get. Start by giving on the small points that don’t matter much to you and always keep your end goal in mind… which is moving on to the next phase of your life.

3. Let your REALTOR guide you and listen to their advice. Make sure your market analysis has been updated to include sold homes and active listings and always keep your BATNA (Best Alternative to A Negotiated Agreement) in mind by asking yourself  what happens if you don’t reach an agreement? Don’t sell your home?
