We have updated our solds by address for a few towns through the end of September. They are Atkinson, Hampstead, Derry, Salem, Chester. We will try and finish the rest of our towns by Friday.

Pending home sales up!!

According to the National Association of REALTORS pending home sales have surged. Due mainly in my opinion, to the incredible low prices we’re seeing throughout the country. Here at home we’ve been seeing multiple offers on properties especially in the bank owned homes.

The National Association of REALTORS says the Pending Home Sales Index, an indicator based on contracts signed in August, jumped 7.4 percent to 93.4 from an upwardly revised reading of 87.0 in July, and is 8.8 percent higher than August 2007 when it stood at 85.8. The index is at the highest level since June 2007 when it stood at 101.4.”

This is pretty good news for the real estate market in general and all the more reason why buyers should start actively looking and buying. Interest rates dropped, inventory is good and the end of the year is rapidly approaching. Wouldn’t it be nice to be in your own home over the holidays? How stupid….another bank REO story

okay… I’m venting (again)… can’t help it.

How stupid….another bank REO (real estate owned) story! Bank owned property listed at $189,900 in June. My buyer client and I prepared an offer based on comps and condition. We offered $144,900 with a 30 to 45 day close.

After a week or so we got a counter offer from the Owner/Bank of $184,900. My client went up to $148,000 and waited and waited. In July we were notified that the bank was staying firm. We increased our offer to $151,900 with $3 k back and a few days after that we saw a price reduction posted in MLS to $174,900. I called the listing agent to remind him that we still had strong interest in the property and that our offer was still on the table. No response…not a surprise really.

No response to my e-mails stating we were still interested

Oh well…what is a good real estate agent to do? I follow the rules but sometimes I just want to jump the sign and call the Owner/Bank directly. But I follow the rules…

Guess What??? Price reduced

Yeah, thats right… price reduced to $149,900 and you know what… we never pulled our offer off the table! Go figure…

New Hampshire Home sales it’s more than statistics…much more

You can read all the statistics in the press and hear the dire reports on the news. In fact today’s New Hampshire Business Review, business news and analysis, had a headline crying out “NH Home Sales Drop 23 % in August” which talks about the drop in the real estate market in comparison to 2007. Those of us that lived through the infamous real estate year 2007 know that it was a pretty bleak year so you can imagine how 2008 has been for many. REALTOR membership numbers have dropped as well with many agents leaving the business. Those of us that are hanging in are finding it extremely hard but at the same time realize what a great opportunity we have.

I wish I had a crystal ball

The hard thing of course is to predict what will happen in the next year and how is the current financial crisis going to effect the real estate market. For buyers this is a prime picking season, as long as they are able to secure mortgage funds of course. Sellers are getting very creative and realistic if they have to sell. Winnipesaukee…a Golden Pond??

Waterfront homeRecently I read an article published in The New York Times Great Homes and Destinations section, it caught my eye because a close friend of ours is a builder on Lake Winnipesaukee in Wolfboro. Last fall Jay and I went up and they took us out on their boat and showed us a house they were just finishing building. Brad Yasika and his wife Liz own a construction company, Craft Master Woodworking and they specialize in unique homes and custom interiors.

Building on a lake like Lake Winnipesaukee poses some challenges especially with all the small islands when the lake freezes over. I never thought about how everything has to be hauled in via a boat and the details involved in that.

Our friend Brad is meticulous and builds everything as if it were for his own family. He will not settle for something not done right and he takes the time to make sure that what ever he is Craft Master Woodworkingworking on is perfect.
That day out on the lake I couldn’t help but marvel at how much the lake has changed over the years. I remember when it was dotted with small rustic cottages and a mansion was just something you saw in New York or in the magazines. That day we saw huge waterfront homes…bigger than I could have imagined on many of the small islands as well as mansions along the shore. The lake is gorgeous, huge with beautiful views and what used to be relatively unknown is probably by far the most well known and popular lake in NH. Along with that comes traffic, congestion in the small lake side towns, big loud boats and lake that can be at times dangerous. Still, Winnipesaukee is special and while it is not “The Golden Pond” of the On Golden Pond Hollywood movie fame it is indeed a golden pond.
