Hampstead NH Real Estate Market Report February 2011 vs February 2012

February real estate market stats are available and it looks like Hampstead still remains quiet.

Homes for sale in Hampstead NH  this year are up 13.2% compared to February of 2011. 38 homes for sale in 2011 as compared to 43 in 2012.

Only 2 single family homes sold in February of 2012 as compared to 3 in February 2011 that is a decrease of 33.3%.

Pending home sales are up 25% as there were 5 home pending sales this year compared to 4 in February 2012. The average active sales price in Hampstead for February 2011 was $281,000 compared to this year’s $301,000. That’s an increase of 7.11%.

The average sold price in February 2011 was $209,000 compared to $212,000 for February 2012. That is an increase of 1.44%. Days on the market has shrunk considerably from 195 in 2011 vs 139 in February of 2012. That is down 28.7 %.

Hampstead real estate home sales from January 2012 vs February 2012.

Homes on the market increased 30.3%. 33 homes on the market in January as compared to 43 in February of this year. 3 homes sold in January and 2 in February which was a decrease 33.3%. Pending sales are up 66.7 as there were 3 pending sales in January as compared to 5 in February. Average days on market has increased 24% from January to February 112 days on the market in January as compared to 139 days on the market in February.

February 2011 vs February 2012 Real Estate Market Report for Rockingham County, New Hampshire

The following are the latest statistics for homes sales in Rockingham County from February 2011 versus February 2012.

There were 1694 homes on the market last February compared to 1573 this February that is a 7.1% decrease in inventory.

There were 134 homes sold in 2011 and 133 homes sold in 2012 that is a decrease of .08%.

The biggest jump is pending sales which are homes that have contracts on them but have yet to close. In February 2011 there were 173 pending sales and this year we have 279 which is an increase of 61.3%.

So, why has the New Hampshire real estate market really increased that much and what is spurning it on? Please let us know your thoughts by commenting below.

The average active price in Rockingham County for February 2011 and February 2012 is exactly $401,000 for both years.

The average sold price in Rockingham County for February 2011 was $289,000 versus February 2012 which is $235,000. That is a decrease of 18.7 %. So that tells us prices are still falling and that maybe one reason sales in February were up 61.3%. The weather in February of 2012 was basically the warmest on record with minimal snow fall and high temps brought buyers out in droves along with historically low interest rates as well.

There were 69 single family residential homes for sale in January of 2011 and 60 in January of 2012 that is down 13%.

There were 4 new listings that came on the market in January of 2011 and 7 in January of 2012 that’s up 75%.

Only 1 home sold in January of 2011 and January 2012.

There were no pending sales in January of 2011 but there were 4 in January 2012.

The average active price for January 2011 was $367,000 and January 2012 it was $467,000 and that is up 27.25%.

The sold home in January of 2011 was $392,000 and in January of 2012 it was only $240,000 which is down 38.78%. Days on the market  increased to 75% from January 2011 compared to January 2012. 153 to 268 but 1 sold home does not make a pattern of things to come.

Hampton NH Real Estate Market Report January 2011 vs January 2012

Hampton BeachHampton New Hampshire’s real estate market report for January 2012 vs January 2011 is as follows for single family residential homes only.

Active listing for the month of January 2011 were 101 compared to this year’s 96 which is down 5%.

Sold homes there were 5 in 2011 and 5 in 2012 for a 0% change.

Pending sales in 2011 there were 12 and so far this year there were only 6. Down 50%.

New listings that came on the market in 2011 were 26 and in 2012 there were 28 that is an increase of 7.28%.

The average active sales price for January 2011 was $400,000 and in January of 2012 it is down to $387,000 which is a decrease of 3.25%.  The average sold price in January of 2011 was $310,000 compared to a whopping $580,000 in January of 2012. That is an increase of 46.5%. I doubt that will be the norm for the coming months. Remember there were only 5 homes sold in 2011 and 2012 for the month of January.

Hampstead, NH Real Estate Market Report January 2011 vs Jan 2012

We are now a month and 3 weeks into 2012 and it looks like single family existing residential home sales for 2012 are up 200% over January 2011. Yeah the percentage sounds like a lot but you must realize only one house in Hampstead closed in January of 2011 compared to 3 in January 2012.

Inventory is down 15.7 % from January 2011 vs 2012. There were 38 homes for sale in January of 2011 vs 32 in 2012.

Pending sales in 2011 were 9 as compared to 3 in 2012 that is down 66.6% and should make home sales down in future months.

New listings that have come on the market in January of 2011 vs 2012 is virtually the same. Both years have seen 7 homes entering the market.

Dollar wise we are seeing home prices still declining. In January of 2011 the average home that was on the market was priced at $277,000 as compared to $265,000 in 2012. That is a decrease of 4.3%. With only one home selling in 2011 for $322,000 and 3 homes in 2012 which their average was $203,000.

So, it looks like the less expensive homes are currently selling and the less expensive homes are being listed in Hampstead so far this year. Time will tell to see if the more expensive homes enter and sell in this market.

This report does not include new homes, mobile homes, land and condominiums for sale.

Rye NH Real Estate Market Report 2010 vs 2011

Rye NH is one of those bedroom communities where if you blink you would miss the town center. But, if you were to drive along the coast you will never forget the dramatic views of the rocky shoreline or the majestic view of the Isles of Shoals as it sits awaiting your visit about 10 miles off shore.

Driving along coastal route 1A in Rye you can see some of the most prettiest views you will see along the east coast. Monika and I usually try to make a drive along the coast at least once a month during the winter and twice to three times during the warm summer months. It can be really beautiful as you pull off to some of the vista view points on a warm summer breezy evening and sit and watch the waves crash along the jagged rocks along the coastline. The smell of the salt air and low tide brings a whole new meaning to way life should be. You have to love the ocean to know what I mean.

Rye NH Real Estate Market

As we finished 2011 we reflect back on the home sales for Rye and we compare them to the home sales of 2010. Home sales in 2011 were up 4% over home sales in 2010. But, home sale prices were down 12.5% from 2010 to 2011. Days on the market were down 6% which is a good thing for sellers. With prices down and interest rates at historic lows we look for another great selling season in southern New Hampshire.
