Maritime Festival at the beach

Salisbury Beach Maritime Festival

Jay and I took a ride over to Salisbury Beach to check out the 2nd annual Maritime Festival being held at the State Reservation.  We had watched the gang plank/docking being built while we were camping at the beach a few weeks ago and I thought seeing the ships would be fun.

There will be a band performing  and fireworks plus being able to tour the ships sounded like a neat way to spend the day or weekend.  Saturday ended up being the first sunny day in god knows how long so the roads to the beach were congested with traffic. When we arrived at little after 11 a.m. the parking lots at the reservation were pretty much full but I really think most of the people were down at beach and not visiting the Tall Ships. At least not at the time we were there.

A Beach event with cool Tall Ships

There were a few vendors set up selling all sorts of stuff and lots of food available.  The food was of the typical beach fare  and all priced a little high in my opinion. I saw a lot of families and small crowds of people waiting to walk onto the ships but over all, I expected more people.

The Economy hurts

Maybe the high price of parking kept some people away, $9.00 to park in the Reservation plus a small fee to get onto the ships and seethe cost of food might make some think twice in this economy.  Granted the parking facilities are good with plenty of rest rooms and some concession stands but still $9.00 is pricey even if you spend the day at the beach. I’m a fan of Salisbury Beach and love the fact that it’s gone through revitalization that seems to be successful so I’ll pay the $9.00 and the high cost of food to take part in something special.

As it was, Jay and I walked around, then sat on the wall and watched the action. After we filled our bellies we ventured down to the beach where it was totally packed with beach bodies all over the place!  Scoping out your own spot on the sand was difficult.

If I had little kids it would have been a total blast and I would recommend to anyone looking to do something different to visit the Maritime Festival. Sunday July 26th is the last day… so grab the camera and head over tomorrow.

$8,000 dollar housing stimulus

taxBringing the Dream of Home Ownership Within Your Reach

Pretty well everyone is aware that as  part of its plan to stimulate the U.S. housing market and attempt to address the economic challenges facing our nation, Congress passed a tax credit of up to $8,000 to first-time home buyers. What most people don’t understand is that first-time home buyer means you cannot have owned a home with in three years of purchasing. That means both you and your spouse, even f your spouse is not on the purchase agreement.

To Qualify you must purchase a home between January 1, 2009 and December 1, 2009.   Purchase means close on that home no later than the last day in November. To be safe, try and close earlier because you never know with delays and what not. It would be pretty sad to have a last minute unexpected delay and not close until Dec 2 2009! I don’t believe there will be any exceptions to that rule no matter whose fault the delay is. So plan according.

Questions about the $8,000 tax credit answered

The National Association of REALTORS has published an easy to understand question and answer covering the $8,000 credit, which I think every buyer should read.  Aside from reading it every buyer needs a qualified buyers agent to help them find that perfect home… so if you’re ready give us a call! We’d love to help you but please don’t wait until the last minute to start the process!  If you’re unsure how to proceed and start the home buying process just give me a call at 603.548-7728 and we can schedule some time to talk about the process.

Who Qualifies?

First-time home buyers who purchase homes between January 1, 2009 and December 1, 2009.

To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

Which Properties Are Eligible?

The 2009 First-Time Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Will the Credit Be?

The maximum allowable credit for home buyers is $8,000. Each home buyer’s tax credit is determined by two factors:

The price of the home-the credit is equal to 10% of the purchase price of the home, up to $8,000.

The buyer’s income-single buyers with incomes up to $75,000 and married couples with incomes up to $150,000-may receive the maximum tax credit.

If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?

Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $75,000 and $95,000 for single buyers and between $150,000 and $170,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income-over $95,000 for singles and over $170,000 for couples are not eligible for the credit.

Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during the three-year period, the credit will be recouped on the sale.

Hampstead Village Station

Hampstead Village Station partially open

I’ve been watching the construction of this new complex and finally it seems to be taking shape with some tenants open and others ready to open. On Sunday July 19, I drove through and checked out some of the shops. Open for business was a pizza and ice cream shop called Tuscany Oven Pizza and Ice cream and the new State Liquor store. The liquor store actually seemed pretty busy, lol not a surprise I guess.

Opening soon is a day spa called Interlude, a Chinese Restaurant,  sandwich shop called Ken’s Deli, Lobster Tail Restaurant and Fish Market and of course a Mini Mart called Extra Mart which comes complete with a Honey Dew Donuts shop and gas pumps.

Welcome to Hampstead… boy are we growing!

I was a bit surprised about all the food type shops but I sure hope they all do a booming business. It will be nice to have some variety in Hampstead and very sweet to not have to fight the traffic on Rte 125 in Plaistow to get to a liquor store or restaurants.
