New Hampshire home buyers are you thinking about buying a home and taking advantage of low prices, great mortgage rates and the $8,000 home buyer stimulus package recently approved?
Have questions about the process or simply want to get as much education before you enter into the home buying arena…then set aside April 4th and plan to attend the Home Buyers Fair offered by New Hampshire Housing Finance Authority.
I will be presenting one of the seminars and I’m scheduled to be on from 10:00 to 11:00 a.m, so come with questions prepared, admission is free and I’d love to meet you!

The 7th Annual Home Buyer Fair
A free Home Buyer Fair is scheduled early each spring and is held at the Radisson Hotel Manchester – Center of New Hampshire, 700 Elm Street, Manchester, NH from 9:00 a.m. – 3:00 p.m. In 2009, the event will take place on Saturday, April 4.
The Home Buyer Fair features exhibitors including lenders, real estate companies, non-profit housing agencies, title companies, as well as state and federal agencies. In addition, New Hampshire Housing offers a number of free home buying seminars on various topics. Attendees can learn how to look for a home, how to establish good credit, different types of mortgages and more. Individuals wishing to register for a seminar may do so the day of the event. The public is welcome and admission is free. There will even be a raffle held for door prizes.

New Hampshire’s Coastal Beaches

The state of New Hampshire monitors the condition of it’s 16 coastal beaches regularly and they actually publish the annual beach reports in PDF format. So if you are interested in the state of the state’s beaches you can check it out here… The New Hampshire Environmental Services Beach reports .
If you’re a beach lover don’t forget about the very cool Beach Bus , I don’t know if the schedule is posted yet but if you need a ride to the beach this summer be sure to check it out.
New Hampshire may have a small coastline but it is a gorgeous one and full of activities all year long. You can watch the Penguins plunge in the winter time or if you dare, join them and do the plunge yourself. Sand Sculpture competitions and Seafood festivals all the rage plus there is some neat camping at the state park.

A “Real Estate Spring” is in the air…

Funny how a little sunshine makes everyone feel so much better.
Today while working my floor time shift in our Londonderry Prudential Verani office, I watched as people came in and out of the office singing and whistling. It was such a nice feeling, especially after the long cold economic winter we’ve had…the coldest in something like 34 years, to see the signs of spring both in the weather and more importantly in the attitudes of the people.
Life sure is a cycle, winter, spring, summer and our hopefully bountiful fall harvest and so is real estate.
Housing has always lead the country out of recessions and I don’t think it will be any different this time. Once we stop getting nothing but bad news, yeah I know the “if it bleeds it leads” mentality but really, focusing on nothing but doom and gloom just holds everything down.
We need to stop pushing out bad news and start looking at the good news. And there is some good news out there.
Not only is the sun shining in New Hampshire but the pending sales figures are up! While it might not seem like much to most but to a REALTOR it tells an important story.
The last week in February our Londonderry office alone recorded 24 pending sales! 24 in one week not in a month. Over all the stats show pending sales are up 5.6%…this is very good news!
When you think about the fact that the median price of a single family home in New Hampshire in 1998 was $127,500 and then within six years that number doubled $255,000 in 2004 and then increased another 6% in one year alone to it’s 2005 peak of $270,000 you know that a correction had to happen.
Those of us in the business back then saw it coming, after all conventional wisdom says that real estate does indeed double every ten years or so but New Hampshire ran a marathon course to escalating home prices and that pace could not be maintained. So we had a wild seven year run and now we’re in year four of a down market or better yet a market correction.
The median home price in New Hampshire in the year 2008 was $235,000 that figure is near the 2003 figure of $229,900 but you must remember that buying a home is a long term investment and now more than ever home ownership is within reach. Don’t let this opportunity slip by you as you don’t want to someday… when looking in the rear view mirror kick yourself for missing this golden buying opportunity.

Real Estate Bar Camp Boston Ma… #REBCBOS

Look what’s coming to Boston on June 12th….the first Real Estate BarCamp to be held in Boston.
The BarCamp movement has really taken off, for those that don’t know what it is it is a popular peer to peer learning environment. As described on the website it is an ad-hoc gathering born from the desire for people to share and learn in an open environment. It is an intense event with discussions, demos, and interaction from attendees.
A Real Estate BarCamp focuses on the tech side of the real estate industry with tips and techniques geared to help the real estate agent thrive in a connected environment.
Jay and I and fellow REALTOR Ann Cummings recently attended a RE BarCamp in Virginia and the 9 hours spent driving one way to get there was well worth it! The day spent at REBarCampVirginia, #REBCVA, was totally awesome and it looks like ReBarCampBoston #REBCBOS will be equally as good. I am very excited to hear that my buddies The Dakno dudes, Bobby and Brad Carroll will be there and that alone makes it a must do event! I’m not sure who else will be there but I’m sure there will be many more awesome people sharing that day!
