New Hampshire Home sales it’s more than statistics…much more
You can read all the statistics in the press and hear the dire reports on the news. In fact today’s New Hampshire Business Review, business news and analysis, had a headline crying out “NH Home Sales Drop 23 % in August” which talks about the drop in the real estate market in comparison to 2007. Those of us that lived through the infamous real estate year 2007 know that it was a pretty bleak year so you can imagine how 2008 has been for many. REALTOR membership numbers have dropped as well with many agents leaving the business. Those of us that are hanging in are finding it extremely hard but at the same time realize what a great opportunity we have.
I wish I had a crystal ball
The hard thing of course is to predict what will happen in the next year and how is the current financial crisis going to effect the real estate market. For buyers this is a prime picking season, as long as they are able to secure mortgage funds of course. Sellers are getting very creative and realistic if they have to sell. Last night I showed a new listing, it had been on the market one day and already had four above asking price offers in. Read more

A Swarm of Locusts…oh my!!!

August 2008 Market Trend Report
Sometimes I am very glad I live in Little old New Hampshire where our traditional values and lifestyles set us apart from the rest of New England and often times the nation. While our market has been a challenge and we’re seeing agents leave the business because they can’t make ends meet in real estate anymore. We are far better off than many other states.
I remember the last real estate market correction we had which resulted in many agents leaving for greener pastures and those that stayed behind to struggle it out learned a valuable lesson. What goes up does come down and often times up again. It is a cycle and timing is everything.
This months NHAR market reports hits on topics near and dear to us all and as usual Peter Francese is right on the mark with his opinions. The Market Trend report is re-printed in it’s entirety with permission of NHAR.
Whats Next A Swarm of Locusts?
Maybe, but not Here …
-by Peter Francese
Just when it was starting to look like there was a hint of stability in housing prices – WHAM! – Wall Street firms start crashing. Who knew they lived so close to the edge?
The psychological and perhaps economic impact on consumers, many with heavy 401-K exposure, can only be bad.
Here in little old New Hampshire, far from the perils of Wall Street, things don’t look so bad.

Winnipesaukee…a Golden Pond??

Recently I read an article published in The New York Times Great Homes and Destinations section, it caught my eye because a close friend of ours is a builder on Lake Winnipesaukee in Wolfboro. Last fall Jay and I went up and they took us out on their boat and showed us a house they were just finishing building. Brad Yasika and his wife Liz own a construction company, Craft Master Woodworking and they specialize in unique homes and custom interiors.
Building on a lake like Lake Winnipesaukee poses some challenges especially with all the small islands when the lake freezes over. I never thought about how everything has to be hauled in via a boat and the details involved in that.
Our friend Brad is meticulous and builds everything as if it were for his own family. He will not settle for something not done right and he takes the time to make sure that what ever he is
working on is perfect.
That day out on the lake I couldn’t help but marvel at how much the lake has changed over the years. I remember when it was dotted with small rustic cottages and a mansion was just something you saw in New York or in the magazines. That day we saw huge waterfront homes…bigger than I could have imagined on many of the small islands as well as mansions along the shore. The lake is gorgeous, huge with beautiful views and what used to be relatively unknown is probably by far the most well known and popular lake in NH. Along with that comes traffic, congestion in the small lake side towns, big loud boats and lake that can be at times dangerous. Still, Winnipesaukee is special and while it is not “The Golden Pond” of the On Golden Pond Hollywood movie fame it is indeed a golden pond. Read the article as it really gives you a feel for the history of the lake and the way it is today.
